A NEW $100 million development aimed at over 50s living is set to be established in Hervey Bay, offering a fresh take on retirement lifestyle options.

Liven Communities has chosen Hervey Bay as the location for its first project, with the goal of providing luxury homes tailored to the needs of retirees and those nearing retirement age.

The development, known as Liven Beach Road, will feature high-end amenities and custom-designed homes, appealing to those seeking a blend of comfort, convenience, and community in their later years.

Located at 115 Beach Road in Urraween, the development will feature 132 luxury homes starting at $550,000.

It is positioned just 300 metres from Stockland Hervey Bay Shopping Centre, giving residents easy access to shopping, dining, and essential services such as healthcare.

The location has been carefully chosen to ensure that residents can maintain a high quality of life with minimal travel required for day-to-day needs.

The homes themselves will be available in four custom designs, catering to different preferences and requirements.

Each home will feature modern kitchens, spacious open-plan living areas, alfresco dining spaces, and double garages.

These homes are designed to provide maximum comfort and functionality, with an emphasis on single-level living, making them particularly well-suited to retirees who wish to age in place.

In addition to the luxury homes, Liven Beach Road will offer a wide range of resort-style amenities, designed to promote wellness and community engagement.

Residents will have access to pickleball and tennis courts, a swimming pool, a fully equipped gym, a spa, a cinema, and various social spaces.

The development also features an on-site wellness centre, where residents can receive health and fitness support tailored to their individual needs.

These amenities are intended to create a vibrant and active lifestyle for residents, helping them stay physically fit and socially connected.

The project will operate under a land lease model, which offers several financial benefits. Unlike traditional retirement villages, there are no entry or exit fees, and homeowners retain any capital gains when they choose to sell.

This model is designed to make luxury living more accessible by reducing upfront costs while offering long-term financial advantages.

Furthermore, the development's community app will streamline the process of booking amenities, lodging maintenance requests, and staying informed about community events, ensuring a smooth and convenient living experience.

Construction of the development is expected to begin shortly, with the first residents projected to move in next year.

Already, over 600 people have expressed interest in securing a home in the community, reflecting strong demand for this new approach to over 50s living.

Steven Wright, Liven Communities Manager of Developments said, “Liven Beach Road is a carefully crafted lifestyle choice, combining modern luxury with the ease of being part of a supportive, active community.”

“These days retirement is often more about embracing new adventures and opportunities than slowing down so we’ve ensured that Liven Beach Road is aligned to the needs of Australia’s young-at-heart over 50s generation.”

The development aims to redefine what it means to live well in retirement by offering a blend of privacy, independence, and opportunities for social engagement in a highly desirable location.
