Hervey Bay has long been a magnet for retirees, families, and sea-changers drawn to its relaxed coastal lifestyle. However, the city’s rapidly increasing population is outstripping the growth of its built form, creating significant pressure on housing, infrastructure, and community services.

Data highlights that Hervey Bay’s population is growing at one of the fastest rates in Queensland, driven by interstate migration and natural population growth. Yet, the pace of housing development and infrastructure expansion has lagged behind, leading to soaring property prices, dwindling rental vacancies, and stretched public facilities.

The imbalance between population growth and built form development stems from several factors: outdated town planning, protracted approval processes, and a lack of diversity in housing options. Large-scale developments often face resistance from community members concerned about preserving Hervey Bay’s low-density character, further compounding the problem.

This mismatch risks undermining the city’s appeal. Without affordable and accessible housing, younger generations may be forced to leave, leaving Hervey Bay with a predominantly aging demographic. Similarly, inadequate infrastructure such as roads, schools, and health services could hinder the region’s capacity to attract new residents and businesses.

To address this, the State & Federal Governments, Fraser Coast Regional Council and the   development industry must work together to streamline approval processes, encourage innovative housing designs, and align infrastructure planning with projected population growth. By embracing "gentle density" and sustainable urban development, Hervey Bay can balance its growth with liveability, securing a thriving future for its residents.

This is not just about keeping pace; it’s about creating a city that works for everyone.
